lot of commercial painting is “blow and go” painting, which is not something we
do. It is too ingrained in our DNA that all jobs must be done right and must be
durable.

Waterproofing a concrete or stucco building takes prep work to close up all gaps
and prepare the building for high end terpolymer materials that go on at ten mills
thick per coat. Terpolmer is made only for concrete or stucco building and, when
painted right, will last twenty years most manufacturers give a ten year guarantee
that comes in writing.
How you want your building to look is up to you the owner, but please remember that
most times it is someone else that has to live in or work in the building. In this
economy a quality paint job can make the difference between your property being
leased quickly or sitting empty.
Large condo complexes or apartment buildings have a whole new set of issues that
have to be dealt with. A complex with two hundred units also has two hundred back
yards, more than two hundred cars ports, four hundred doors, and two hundred storage
units. Every back yard has furniture, barbeques, wind chimes, plants and floor mats.
This alone is hard enough, but also getting everyone’s cars moved ahead of you and
getting all the doors open to be painted is nothing short of a miracle.
It all comes down to logistics and planning, notifying tenants, and taking time
to knock on doors. This all has to be done with a light hand and care; each person
that you deal with has a completely different set of circumstances that has to be
overcome. Truthfully, the paint job is easier than dealing with the logistics of
all the different owners or tenants. It takes years to learn all the ins and outs
of this part and we have become very good at it. There is nothing we haven’t seen
or haven’t had to go through over the last thirty years. Only years of experience
can teach what it takes to make everyone happy.
